Al-Jawhara district development in Jeddah: Relocation of exhibitions and closure of non-compliant businesses

The Jeddah Municipality has begun implementing large-scale field works aimed at developing the Al-Jawhara neighborhood in Jeddah and improving the urban landscape along Prince Mohammed bin Salman Axis. This step comes as part of a comprehensive and well-considered regulatory plan to eliminate visual pollution, close unlicensed commercial activities and workshops, and relocate car dealerships to their new, approved locations, thereby ensuring an improved quality of life and enhancing the city's urban environment in line with the Kingdom's Vision 2030.

Objectives and phases of the Al-Jawhara neighborhood development project in Jeddah

The Jeddah Municipality clarified that the ongoing work in Al-Jawhara district includes a set of strict regulatory measures. Foremost among these measures is the removal of all visual pollution and the regulation of existing activities to ensure their compliance with municipal and regulatory requirements. The campaign also includes the closure of commercial activities and industrial workshops that do not possess valid municipal operating licenses or approved safety certificates.

In a related context, the municipality confirmed that a grace period has been granted to licensed workshops and industrial establishments to allow them to rectify their situations and amend their approved uses before actual eviction, in accordance with established procedures. The work also includes removing encroachments on public facilities and building setbacks, notifying owners of damaged and abandoned vehicles to remove and transport them to designated impoundment centers, and demolishing and removing unauthorized sheds and structures at the owners' expense.

Car showrooms relocated to the major car city south of Jeddah

Regarding the automotive sector, the municipality announced that existing car dealerships in Al-Jawhara district will continue operating during a specific transitional period until the completion of the massive "Automobile City" project located south of the city. This unique project spans a vast area exceeding 5.5 million square meters, encompassing a comprehensive system of services and facilities dedicated to the automotive sector in one location.

This strategic transfer aims to alleviate traffic pressure on the main axes within the city, regulate commercial activities with environmental and visual impact, and transform old slum or industrial areas into developed investment and residential areas that meet the aspirations of the residents and visitors of the Bride of the Red Sea.

The historical context and developmental impact of Jeddah's neighborhood reorganization

For several years, Jeddah has been undergoing an unprecedented development drive aimed at addressing informal settlements and reorganizing residential and industrial areas. The Prince Mohammed bin Salman Corridor and Al-Jawhara District development project is a key component of this ambitious strategy, spearheaded by the Ministry of Municipal and Rural Affairs and Housing in collaboration with various governmental and service agencies.

Locally, this project contributes to raising the level of regulatory compliance and improving the daily quality of life for residents by providing a safe and organized urban environment. Regionally and internationally, transforming Jeddah into a smart city free of slums and visual pollution enhances its position as the gateway to the Two Holy Mosques and a global logistics and tourism hub on the Red Sea coast, attracting more foreign investment and supporting the tourism and business sectors in the Kingdom.

Direct communication channels to support beneficiaries

In its commitment to streamlining procedures and supporting business owners and property owners during the transition and development period, the Jeddah Municipality has established direct communication channels to serve beneficiaries and answer their inquiries. Specialized field support centers have also been set up at the project site and at the headquarters of the Southern Sub-Municipality to provide technical assistance and ongoing coordination with owners of establishments within the scope of the remediation and development.
